The minimum rental age is 25.

Pets
• 2 pets maximum.
• There is a $125 fee for the first pet & $85 for the second.
• Clean up after your pets, please keep in mind, our children do play on the
grass.

Pool Heating Fees
• One time fee of $100.00*

The pool does take a few hours to heat up, so the sooner you let me know, the better for you.

Chill Events & Pool Parties are welcome. $150.00 fee per chill event/party

• DO NOT have an event without letting me know. If we discover that guests
have violated this rule, we reserve the right to immediately evict all persons
on the property and/or assess a fine.

• Jonathan’s house is set up to sleep a maximum of 8 people.

• No more than 15 people are allowed on the property at any time.
• No loud events (DJ’s, bands, instruments…etc.) allowed.
• No loud music or activities outside after 10PM.
• No loud music or activities outside after 10PM.

TVs on this property are smart so you'll be able to log into your favorite streaming apps including those for broadcast TV. There is no cable TV. If you want to watch a game or any live channel, you’ll need to watch it on your own device. If you have an Apple device (iPhone iPad) you’ll be able to stream to the TV. You'll be able to log into any streaming app for which you have an account. We don’t provide streaming app accounts.

DO NOT THROW WIPES DOWN THE TOILET.

Absolutely no smoking of any kind inside the property, including vaping or medicinal marihuana. the guest will be subject to a fine of up to $500. You're welcome to smoke outside. Please don’t throw and leave cigarette butts on the ground anywhere around the property.

Mail:
Guests may not receive mail at this location. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

All guests must sign our rental agreement as mandated by Florida Law.

Pool alarm: By law, we are required to place alarms on the doors and windows that face the pool to ensure the safety of children. There is a switch underneath the alarm (Chime, Alarm, or Off). The alarm is currently in the ON position. You can switch the alarms to the OFF position if you choose. We highly recommend that you turn them on if you have children, especially at night. You will find these alarms on 3 doors.

* Parking: Absolutely no parking on the street. Only park in the driveway. It is
possible that you will be issued a summons.
* Doors: Please keep the doors to the outside always closed. Unfortunately,
critters will try to run into the house, and it also helps keep energy costs
down.
* Pool: With the exception of the waterfall lever, absolutely nothing else should
be touched in this area. (video will be provided on how to operate the waterfall)
* Waterfall – Please remember to turn off the waterfall when not using the
pool. Please refer to the video link on how to operate it. Do not attempt to
guess what to do.
* Patio Furniture: Because of storms there are times we must move the patio
furniture in a place where it won’t damage anything. That place is behind the
pool wall on the left. The furniture is very light and easy to move. Feel free to
place where you want on the patio and enjoy.
Patio Furniture Cushions: You may find all the patio furniture cushions in the
laundry room.
* We try to keep them there when rain is expected and to avoid getting blown
away during storms. If in the event rain is in the forecast, please move the
cushions back to the laundry
room.

* Master Bedroom: The Florida sun can cause this room to get very warm. We
highly recommend that you pull the curtains down during the day to avoid
making it uncomfortable and heating up the house unnecessarily.
* Air Conditioning: There are two A/C zones in the home. Please set the
thermostats to "ECO" setting if you will be away for a few hours.
* Trash: Monday & Thursday. Please move trash bin to the curb Sunday and
Wednesday Evenings for pick up then next day and place back to the side of
the house.
