Booking a vacation rental directly with the owner usually means fewer platform fees, a direct line to the host and a more personal stay. Airbnb charges fees to both hosts and guests, controls the relationship between them and sets the rules both sides must follow.
Airbnb changed how people travel, and it changed what it costs to run a small rental. I host my own home in Fort Lauderdale, and I've seen how a platform's fees, rules and rankings shape the business.
Airbnb takes a cut from hosts and adds a service fee for guests. Every booking through the platform costs more than a direct one, and the guest often pays more at checkout too.
Most guests never see how the total is split. The owner receives the nightly rate. The cleaning fee passes straight through to the cleaning crew, so the owner is really just a pass-through between the guest and the cleaners — not someone pocketing a cleaning charge, which is the usual assumption.
This is the part that explains the rest of it. The platform’s relationship is with the traveller; the host is a supplier. Ranking decides who gets booked, hosts have limited insight into how it works, and a single-home owner competes in the same results as operators with hundreds of listings and budgets to promote them.
Hosts depend on policies they don't write. Cities pass rules, and platforms change search and listing requirements. When the rules change, hosts adjust.
I believe the platform model works against a direct relationship between the homeowner and the guest. When every booking, message and review runs through one company, the host and the guest can end up as strangers.
I want guests to know the person who owns the house, reach out with questions and come back.
A single-home owner competes for search ranking against large operators with more listings and more money to spend on promotion.
In five years of hosting, I've dealt with guests who broke the rules in ways that cost me money and peace of mind. That includes fraudulent bookings, damage to the house, drug use inside the home and unauthorized parties or events. Some of it has run into thousands of dollars in damage.
Some guests will say and do anything to get a free stay, and I've learned that the hard way.
When that happens, the host carries the cost. You document the damage, file the claim and wait for a decision the platform controls. In my five years of hosting, more than 85% of the time, the platform's decisions didn't match what the evidence showed.
Two companion pieces: what booking direct actually does for the owner, and why so many homeowners are struggling with Airbnb in 2026.
| Booking on Airbnb | Booking direct | |
|---|---|---|
| Platform fees | Charged to host and guest | No platform service fee |
| Who you talk to | The platform, then the host | The owner, directly |
| House rules | Set within platform policies | Set clearly by the owner, up front |
| Relationship | Kept separate | A direct connection |
When I know who's staying in my home and can set house rules up front, I can protect the property and the people who stay here.
